||RealBRIDGE was used to automate the process of portfolio consolidation and forecasting. The BaseCase model combined property data (budget, actual and forecast), consolidated by operating company, with partnership and G&A data for a total company performance and forecast analysis. RealBRIDGE was integrated with the Lawson Financials for the automatic update of actual and budget data. Walden saved countless hours of database queries, reconciliations and cutting and pasting to keep actuals and budgets updated, as well as streamlined the BaseCase preparation process so that a new analysis, with new accounting data and reforecasted future year performance could be run on any segment of the portfolio in less than a day. Prior to RealBRIDGE conversion, the BaseCase process had been taking weeks to update and reconcile the values.
||Walden streamlined their valuation spreadsheet model by moving the core property template in to RealBRIDGE and setting up the RealBRIDGE entity tree to allow grouping of selected property by potential deal. RealBRIDGE can now be used to consolidate and value proposed bulk-sale or portfolio purchases in a matter of minutes, as opposed to hours or days. In addition, the size of the model before RealBRIDGE conversion was so large that it would often freeze the PC memory. With RealBRIDGE, the data is in a central database and multiple users can access just the pieces they need - with no memory errors.
